Asbestos Management Survey 

In the process of undertaking property renovations; had property damaged by flooding, fire, adverse weather conditions or vandalism?

You may be the responsible owner of a plumbing, electrical, joinery or other service provider who is about to undertake work in a pre 2000 build property and have come across a material that you are unsure of?

Are you a property owner in need of an asbestos register or management plan?

If so Forth Asbestos Services can assist, we mainly cover Scotland, however are more than happy to work anywhere in the UK.

We will attend site and collect samples of the suspect materials for laboratory analysis.

Some typical asbestos containing products include; floor coverings and adhesives, textured coatings (artex), sprayed coatings, Pipe insulation, cement roofs or rainwater goods, asbestos (AIB or cement) panels to ceilings, walls, boxing, beam cladding, electrical panels, asbestos ropes and fabrics, mastics, bitumen based products etc. 

Offering our expertise we will advise on whether the information you have is sufficient for the work being undertaken or whether you may need to consider more investigative surveying.  See Refurbishment and Demolition survey below for further information.

The Control of Asbestos Regulations (2012) Reg. 4 requires that asbestos is managed within all non-domestic properties and common areas of domestic properties.

In most cases an asbestos survey is the easiest way of helping you manage asbestos. So whether you require a  survey for a property you have purchased or are purchasing then Forth Asbestos Services can assist.

If the property has undergone refurbishment and the Asbestos register, room numbering system and plans no longer make any sense then Forth Asbestos Services can help.

Asbestos Consultancy

With hands on customer experience for 25 years we understand what is required to help you manage your asbestos. As part of our consultancy services we can offer the following services

  • Design a management plan specifically around your requirements
  • Review your existing policy and procedures to ensure that they are robust, up to date and most importantly easy for employees and contractors to follow.
  • As well as undertaking the survey we can assist the duty holder in completing the Priority Risk Assessment based upon use and maintenance activity of any areas which contain asbestos. 
  • Undertake a review of information held for a particular property as part of a pre-purchase package  
  • Review asbestos data held for a property and provide feedback on it suitability
  • Undertake a reassessment on the condition of identifed materials within a property
  • Project manage an idea from conception through to completion.
Asbestos Refurbishment / Demolition Surveys

Some factors to consider when planning a refurbishment or demolition project are whether or not a suitable asbestos survey has been undertaken.

In most cases a management survey will not provide sufficient infomation to allow a contractor to safely complete refurbishment work,  for example, where there is a need for downtakings or fixing into or through the fabric of the building.

Asbestos materials may well be hidden behind falsework, fixed walls and ceilings or in cavities, which cannot be identified until an intusive survey is undertaken. This type of survey although intrusive can be tailored to meet your needs e.g. if you only plan to replace a ceiling or take down a wall in one or two areas then the asbestos survey can be specific to those areas only and you will not need a full refurbishment or demolition survey for the building.

Our consultant can discuss your proposals and review the scope of works to determine which areas of the building will need to be surveyed. in some cases it may be possible to determine alternative routes around asbestos materials which will not only save you time but in may result in a substantial overall project cost saving.


As part of the current Regulations, the Control of Asbestos Regulations (2012) requires that anyone who is likely to come into direct contact with an asbestos containing material (ACM) through work related activities should receive awareness training.

The group of people most likely to come in to contact with asbestos are normally associated with the maintenance or installation of services into a pre 2000 constructed building and include, general maintenance staff, plumbers, joiners and electricians, heating and ventilation engineers, fire and security alarm installers and IT cable installers or engineers.

Asbestos Project Management

As we are not currently UKAS accredited, we cannot offer  air monitoring services, however we can work with you on the compilation of Scope of Works for tenders, undertake site visits with potential tenderers including Q&A sesion, vetting of Licensed Asbestos Removal Contractors (LARC) and analysts on your behalf as part of the tender returns as well as looking at the pricing information returned to you. 

  • During the removal phase we can audit the standards of both the LARC and the analyst so you don't have to spend valuable time on site

  • If necessary, identifying areas for improvement both inside the enclosures and surrounding areas as well as determining if the air monitoring strategy is suitable for the circumstances.

  • On completion of the removals we can undertake a further audit of the site to confirm that the work has been carried out to a satisfactory standard and if not, highlight any areas which may require further remedial action.

  • Forth Asbestos Service can work with your contractors to ensure that work is not held up unnecessarily.

In addition to our asbestos services we can also collect samples of paint for lead content, plaster for anthrax content and moulds for biological analysis such as Aspergillus. The analysis and interpretation of results is undertaken by an appropriately qualified and accredited laboratory.
